( Questions )

Things people usually ask.

Is a timber house safe in an earthquake?

Yes, very. Cross-laminated timber is light and flexible, so it moves with the ground instead of cracking. All our structures are designed to Eurocode 8 for the highest Greek seismic zones.

What about fire?

Massive timber chars on the outside, which protects the core, so a CLT wall keeps its strength far longer than unprotected steel. Our homes meet or exceed every Greek fire regulation, with tested 60–90 minute ratings.

Will it really stay cool in a Greek summer?

Passive houses are as much about keeping heat out as keeping it in. External shading, thermal mass, night ventilation and a small heat pump keep our homes at 24–26 °C through August without noisy AC units.

Does it cost more than a conventional house?

Typically 5–10% more to build, and 70–90% less to run. Most of our clients recover the difference within eight to twelve years, and are more comfortable from day one.

Can you help with permits and subsidies?

We handle the full permit process, and our team will tell you which national and EU energy grants your project qualifies for and prepare the paperwork.

Do you build outside Greece?

Our prefab modules travel anywhere in Greece and Cyprus. For custom projects further afield, talk to us. We have partners in Italy and Portugal.
